Will our house go up in value if we add another bedroom?

We will still owe £70k at end of our mortgage term in 6 years. Would extending house from 4 to 5 bedrooms add much value if conversion cost £10k?

This isn't really a question that I can answer. Generally speaking adding extra accomodation should add value to a property, and ideally should do so to a level where at the very least you will recoup the cost of the works.

However you should speak to a couple of your local estate agents, who will be able to give you better idea of what the value would be as a 5 bedroomed property.
