I have been living and working in China for the last 8 years but would now like to buy a house in the UK. My plan is to let the property for the next 3-5 years before moving back to live there. I have been browsing properties in the west midlands for around £300K. My wife and I can raise a deposit of around £150K. I have a salary of £33K (from a US based firm payed into a chinese account) and my wife earns around £40K but she is a chinese national and works for a local chinese company. I assume that no UK lender will consider her income. Is that correct? Do you think it will be possible to borrow this amount based on my salary only? I would definately want a mortgage that does not penalize me for early repayment since I can live on my wifes salary and potentially make most of my income available for repayments.
You are correct that lenders wouldn't take your wife's salary into consideration, however for a Buy To Let property, the rental income is the figure most looked at by the lender, especially as the loan to value is so low at 50%.
It may well be possible to get the loan that you are looking for, as there are a number of lenders who look favourably at ex-pat cases, but we would need to know more about the rest of your personal financial situation before we can say for certain.
