First Time Buyer BTL

I have a unique situation for which I would like to get a mortgage and I wondered if you could help.

I would very much like to make an investment in a small property as a first time buyer. The problem is that I would like to live at home for a couple of years whilst I rent it out.

Although I have the correct deposit my income is not sufficient for the mortgage and so my parents are willing to act as guarantor.

Does a BTL mortgage exist for a first time buyer with a guarantor?

I am only aware of one lender who has considered a guarantor on a BTL mortgage for a first time buyer. they are not widely known outside of their local area but do lend across England and Wales.
