CCJ & Defaults

Is it still possible for myself and my husband to obtain a mortgage with 10% deposit given that I have a CCJ which was satisfied in 2008 and I also have 3 defaults, one is passed 3 years and the other 2 defaults don't come to the 3 year mark until October & November of this year?


I think it will be almost impossible to find a mortgage for you with just a 10% deposit.  If you are able to find 5% more then there is one lender who would consider an application from you and 10% more would open up at least another 3.  All of these lenders will consider you for a mortgage with the defaults and CCJ you have mentioned because they happened over 2 years ago. 

Depending on the exact circumstances of why you had financial difficulties and what has changed in your personal circumstances between then and now, there might be an outside chance of one of the smaller building societies accepting an application from you with just a 10% deposit.  They will make a credit check to ensure that there isn't any other poor credit you haven't told them about and will want to see a good rental payment record at a similar level to the proposed mortgage payments and a good independent mortgage broker will know who to approach and how best to present your application to give it the best chance of being accepted.  I believe we can help you and that you would benefit from speaking to one of our mortgage advisers.  Please call 0344 346 3672 and tell the consultant the date and title of your question, they will then be able to offer further advice on your situation.
