When you’re buying or selling your home – or mortgaging a property – it’s important to make sure that the legal process doesn’t slow you down, especially if you have a tight timeline.

Our top tip for speeding up the sale of a house and avoiding any setbacks that could jeopardise the process is to involve an experienced conveyancer or solicitor as early as possible.

Of course, we understand that finding a conveyancer quickly can be stressful, overwhelming and difficult by itself, let alone when you’re juggling other life pressures that leave little time for research.

Conveyancing FAQs

Conveyancing is the name of the legal process you go through when buying or selling a property, remortgaging or extending a lease. No matter how many times you go through the process, the legal act of buying a house can be a minefield. By understanding the process and choosing the right provider you can ensure there are fewer surprises along the way.

Your appointed conveyancing solicitor, or conveyancer, will do everything from conducting appropriate searches and enquiries, highlighting significant issues, completing the legal transfer of ownership, transferring funds, repaying your existing mortgage and registering the interests of relevant parties (you and the lender) on the property you are buying.

The 3 main stages to the mortgage conveyancing process when buying a property are:

STAGE 1

Preparing to Exchange

Your appointed conveyancer carries out all the relevant checks needed in order to formalise the purchase and exchange contracts with the seller.

STAGE 2

Exchange

Once you and the seller are happy to proceed, you sign and exchange contracts via your conveyancers to make the deal legally binding.

STAGE 3

Completing and Moving In

The seller’s conveyancer confirm they’ve received the funds, and you arrange a day to collect the keys and move into your new home.

Why Do I Need to Choose a Conveyancer Now?

20134@2x

There are many reasons to choose a conveyancer now, rather than later. For example, leaving finding a conveyancer until the last minute could result in:

  1. The missing of critical deadlines which could lead to losing the property or a remortgage offer
  2. Higher costs that could arise if you make a poor choice in conveyancer or delays occur
  3. Stress which is the last thing you need more of when making a property purchase or sale
