I have just applied to borrow money on my mortgage with Abbey. My existing mortgage is with Halifax and I have missed one payment although it was paid just a few days later. Will Abbey turn me down for a mortgage with them because of this?

Not necessarily.

A single missed or late mortgage payment does not always mean your application will be declined. Much will depend on the rest of your circumstances, including how recent the missed payment was, whether it was a one-off and how strong the overall application looks.

Lenders tend to look at the full picture rather than making a decision based on one issue alone.

How Do Lenders View a Late Mortgage Payment?

A late mortgage payment is something lenders are likely to take seriously, but context matters.

If it was an isolated incident and the rest of your credit history is strong, some lenders may be willing to overlook it. If there have been multiple missed payments or other signs of financial pressure, the application may be more difficult.

The key point is that one late payment is not always treated the same as a pattern of payment problems.

What Else Do Mortgage Lenders Look At?

Your credit history is only one part of the assessment.

Lenders will also look at factors such as your loan to value, income, employment status, banking history and whether you are registered on the electoral roll. They may also take into account your existing debts, regular outgoings and the overall affordability of the mortgage.

So even if you have had one missed payment, a strong profile elsewhere can still help support your application.

Does One Late Payment Mean an Automatic Decline?

Usually not.

Mortgage decisions are based on a combination of factors, and it can be difficult to pin a decline on one specific issue. Even if a lender says no, that does not always mean the late payment was the sole reason.

This is why it is important to look at the application as a whole and, where needed, consider which lenders may be more flexible around minor credit blips.

1. First Charge - I understand that a first charge mortgage could be a more cost-effective alternative to a second charge and have considered this before proceeding.
