Step 3: Your dedicated Mortgage Consultant

Your consultant will work with you and guide you through the application process and act as your central point of contact.

Your application will be forwarded to your chosen lender for an agreement in principle. To do this, the lender will carry out a credit search or credit score and your application will have to be vetted by an underwriter. Once the agreement in principal has been received, the costs of the valuation and the booking fee (if any) for the mortgage you have chosen will be debited from your credit card.

Part of John Charcol’s unique service involves your consultant performing the complete packaging for your chosen lender. This means that we can retain more control over the whole application process and keep you updated with real-time information.

You receieve an introduction package, which will include your paper copy of the application form and a Key Facts Illustration (KFI) will be sent to you before you apply. The pack will also include a request for any documentation that the lender requires in order to complete the mortgage (such as P60s, accounts if you are self-employed, passport etc). The lender requires us to certify that we have seen originals of these (but they let us do this on their behalf, so we can return the originals to you within a few days once we have seen and copied them).


You will be kept up-to-date on the progress of your application via e-mail (or by phone if you would prefer).

Once the lender is satisfied all requirements of your application have been fulfilled, your mortgage offer will be sent to you and your appointed solicitor by post.

From this point, your solicitor drives the majority of the process, although your John Charcol consultant will be more than happy to help you with any queries using their experience to help you successfully complete your application.
