About our experts...

At John Charcol, we are constantly asked for advice by borrowers on what they should do when it comes to mortgages.  As such, we created this section so that you can submit your questions to our experts.  The answers are provided by a number of people who have years of experience in the mortgage market.  The team is led by Peter Woodward who spent his formative years as an underwriter with one of the major UK lenders and the last 10 years in our Technical Department along side Ray.

My Partner & I have found made an offer on a house & now need to secure a mortgage. He is self employed but can show his accounts for the past 5 years of £35-£40,000 earnings. I've worked for the NHS for 2 years, but on a fixed term contract earning £33,000. I am assured that my contract will be made permanent & I'm confident it will but will this count against us when we're applying for a mortgage? We have a 15% deposit

Hi Katie, my partner and I are considering moving house. I own our present home and have about £32,000 left to pay on the present mortgage. I would expect to sell for about £100,000. We hope to borrow about £100,000 for any new property. We both earn about £17,000 each. My question is would it be difficult, in todays mortgage market, to secure a £100,000 as mortgage. My partner is only employed with a temporary contract with a local authority and would it limit us to the least favourable mortgage products. We both have excellent credit records and I have been employed with my present employer for 11 years. My partner has recently graduated, we both have no debts other than his student loan. Thank you.

My partner and I are looking to re-mortgage our house. I have been with my present employer 6 months and have just completed my probationary period. I have to complete another 6 months before I get my permanent contract, before this I was self employed for 15 months and before that I was a civil servant for 13 years. Will a lender consider us for a remortgage when I'm still not on a permanent contract?
