Me and my partner are looking to get a mortgage. My partner is an electrician and we only have 1 year of accounts. He has been an electrician for the past 12 years and has a mixture of CIS and PAYE for previous years.

We have a good deposit and we are looking to borrow up 235000.

I have been a qualified nurse for 6 months and have a permanent contract with an NHS nursing agency based on zero contract hours. i work full time and guaranteed full time hours. I am currently on £22,000 a year. my partner is just recently self employed and works part time with a security company. Are there any lenders out there who give mortgages to people who are on zero contracted hour contracts through the NHS?

			<description>Please can you advise me.  My brother and his girlfriend went for a mortgage and my brother was refused, so they checked my father out and said he could have it.  However my brother's girlfriend decided she would just get it in her name.  But, my brother paid the deposit by cheque and gutted the house from top to bottom, new central heating, windows etc. so much so that they didnt have to pay council tax for a year now the have seperated and she says he is not entitled to anything. 			<description>I have found a Georgian property that I can get for £500,000, it needs work to get it to a position we could live in it (new baby on the way). I think we could get a standard mortgage on it. I feel that its worth possibly £100000+ more than would be paying for it. Would we be able to release any equity after the buy, I'm sure it would be valued more than we are paying for it. We cannot get any renovation mortgages as we would need 30% for purchase, exhausted that route. We will have £30000 to start the works after purchase.
