Average house value growth rate?

My question is around the average house value growth rate.  Based on history what % CAGR would you suggest I use to understand how my house value will (hopefully!) grow at?  Alternatively is there a web site that could help? If it helps for info. I have a 4 bed semi in a village on the Oxon/Northants border we bought for £290k last year.

I use the Nationwide site as it is location specific.  If you want to try it for yourself the address is as follows:

For your property I got the following results: A property located in outer South-East which was valued at £290,000 in Q2 of 2006, would be worth approximately £320086 in Q2 of 2007.  This is equivalent to a change of 10.37%.

Please remember that past performance is not necessarily a guide to future performance. House price inflation is rumoured to be slowing as persistent bank rate rises are reducing new buyer confidence.
